Actually They are not Builders and Developers as they claim. They are just marketing real estate agents who sells third partys Property to customers. .. Below is my complaint which is in the form of Email to Squarefoot Properties Team...

Dear Sir/Madam,

We have visited one of your Third Party Project \\\\\\\"Neha Passion ( Top Floor - 2 BHK)\\\\\\\" in Silk Board on 19/04/2011 Tuesday Morning. Evening around 7.30PM we Came to your Koramangala Office for Detailed Discussion about the Flat like Booking,Loan and Final Price Etc and as per our Discussion( With Mr.Sachin ) you have told us that for Booking of the Flat we have to Pay 50,000 Token Advance for Blocking cum Booking the Flat and You told as per your Company\\\\\\\'s Terms and Conditions if the Booking is Cancelled for any reason (Like Legal Documents Problem, Loan Problems or Due to Personal Reasons or anything) the Booking Amount will be Refunded to us with Your Company\\\\\\\'s deduction of 10% of amount as Service Charge.

So After Discussion We have Paid Rs 10,000 as token advance on the same day and we have informed you that We will Pay the Remaining Amount 40,000 on 21/04/2011 Thursday. you have given the reciept for the Payment of Rs 10,000 and we have left for the day. Next day we have discussed these things with our lawyer and found that BBMP Approval is there only for 4 floors(01234) and 5th Floor is Un-Approved.

Thursday again we came to your Koramangala Office and Discussed regarding BBMP Approval and other legal Documents. We asked for Documents containing Legal Documents and Legal Approved Floor Plan for our verification and you have not provided anything. And we got various Feedbacks and Risks involved in your projects and organisation from our friends,Family and some lawyers.

Moreover you have not provided any legal documents and Approved Floor plan details We have Decided to Cancel the Booking Deal with your Company and We asked you to Return our Booking Money Rs 9,000(10,000 - 1000 -- 10% Service charge) Back to us and shown you the Payment Reciept. But you have refused to give our Money on that day and told us that Reciept is Not required and asked us to send the Cancellation E-Mail to your company and said that the Booking Amount Less 10% Service Charge will be Returned to us after Cancellation E-Mail Procedure is over. I have asked the Email ID to send the Cancellation Mail and you have Given your Company Card.

So as per our discussions I am sending this Cancellation Mail to you. Please Refund our Booking Amount Back after deducting 10% service charge , i.e Rs 9,000 (10,000 - 1,000 service charge) Immediately.

This is Final Reminder Mail. If i am not getting the proper response and Refund Amount within next one week then we are going to suite a case against you in Consumer Court. I am not the only guy who files complaint in court We are group of 8 victims of your team in your various projects like NEha Passion,Sri Sai,Parijatha etc. Please Respond back and refund the money or face the consequences.

As per my telephonic conversations with sachin Fifteen Days before, he told that he has sent the Refund cheque through courier to my communication address. But i havent recieved anything even after 3 days. Again i called sachin and he told that he sent the courier and he told he will give the reference number for courier tracking next day.. But upto till date(15 Days) i have not recieved the courier and Tracking number of the courier. Past 4 days if i am calling he is not at all picking my call. SO finally he picked wen i called from coinbox landline phone number. And told that he will give the details on friday and he is on leave.

I Have Every proof and evidence to get my refund. If i am not getting my Refund Money on or before this friday(09/09/2011) , I will send the legal lawyer notice and lodge the civil complaint and publish my issue to popular media networks like Network 18 and Times Now.
